Wadeem Gardens by Modon: 25% / 75% Payment Plan Explained

modon-wadeem-gardens.jpeg

Wadeem Gardens by Modon has a payment structure that changes how buyers can fund an off-plan villa in Abu Dhabi.

The plan splits the purchase into 25% from the buyer and 75% through ADIB financing. The buyer's 25% is spread across the reservation, construction period and completion. The bank financing covers the remaining amount under the agreed schedule.

For a high-value villa, this creates a very different cash-flow requirement from paying most of the purchase price during construction.

How the 25% / 75% plan works

The buyer does not pay the full 25% upfront.

The first 5% is paid when the villa is reserved. Three further 5% payments follow during the construction period. The final 5% is due at completion.

The remaining 75% is linked to ADIB financing.

Here is the full schedule:

Payment stage Percentage Payment source Timing
Reservation 5% Buyer On reservation
Second payment 5% Buyer Month 8 — June 2027
Third payment 5% Buyer Month 14 — December 2027
Fourth payment 5% Buyer Month 20 — June 2028
Construction finance 20% ADIB During construction
Completion 5% Buyer Month 48 — October 2030
Final financing 55% ADIB Month 54 — April 2031
Total 100% Buyer + ADIB

The schedule means the buyer's direct contribution reaches 25% of the purchase price.

ADIB accounts for the remaining 75%, subject to the bank's financing approval and applicable terms.

What an AED 8.7 million villa looks like

Take an AED 8.7 million Wadeem Gardens villa as an example.

The first 5% comes to AED 435,000.

The buyer then pays another AED 435,000 at Month 8, followed by the same amount at Month 14 and Month 20.

Another AED 435,000 is due at completion.

That brings the buyer's total contribution to:

AED 2.175 million

The remaining 75% equals:

AED 6.525 million

The ADIB financing is split into two parts based on the stated schedule.

20% = AED 1.74 million

This financing is provided during construction.

55% = AED 4.785 million

This forms the later financing portion shown at Month 54.

So the basic calculation is:

AED 8.7M villa − AED 2.175M buyer contribution = AED 6.525M ADIB financing

This is the number buyers need to understand before looking at potential returns.

The AED 6.525 million is financing. It is not equity created by the property. The buyer remains responsible for the mortgage under the agreed terms.

Why the payment timing matters

The main benefit of this structure is cash-flow timing.

A buyer does not need to put 75% of the villa price into the project during construction.

Instead, the buyer's scheduled payments are spread over several years.

For the AED 8.7 million example, the initial reservation requires AED 435,000. The next three 5% payments are also AED 435,000 each.

The final 5% payment arrives at completion.

This can be useful for buyers who expect their capital position or income to change during the construction period.

It also gives investors a clearer way to calculate how much cash they need at each stage.

But financing approval is critical. The 75% figure should not be treated as automatic funding for every buyer. ADIB's eligibility checks, valuation, income requirements, financing terms and other conditions will determine the final mortgage.

Wadeem Gardens and the Hudayriyat Island story

The financing structure is only one part of the Wadeem Gardens proposition.

The project is located on Hudayriyat Island, where Modon is developing a much larger residential and leisure district.

Several major components are already in place or under development.

Surf Abu Dhabi is operational. The Velodrome has been built. The island also has around 16 kilometres of beach.

The wider development includes plans for schools, clubhouses, an arena, retail and other community facilities.

A major mall is also planned for the island.

Another important component is the 2.3-kilometre air-conditioned Spine. It is planned to connect key destinations across the development.

That detail has practical value in Abu Dhabi's climate.

The success of a large master development depends on more than residential sales. Retail, education, leisure, sports and transport links all affect how people use the area.

Hudayriyat is being developed around this wider mix.

Why Modon New launches?

Wadeem Gardens also arrives after strong sales activity across Modon's recent Hudayriyat launches.

The previous four launches on the island reportedly sold rapidly. Some releases were absorbed within hours.

Golf Estates generated around AED 13 billion in sales, according to the figures cited for the launch.

These numbers show strong buyer interest in Modon's premium residential projects on Hudayriyat Island.

They should still be viewed in context.

A fast launch does not guarantee future price growth. It shows the level of demand recorded at the time of those sales.

For Wadeem Gardens buyers, the longer-term question is different.

The key issue is how much demand remains when construction progresses and when the villas reach completion.

Customisation gives Wadeem Gardens another point of difference

Wadeem Gardens also gives buyers scope to make choices around villa design.

Exterior and interior selections allow buyers to create a property that differs from a standard repeated layout.

That could matter when the property reaches the resale market.

Luxury buyers often compare villas using factors such as plot position, views, layout, finishes, privacy and design.

A well-positioned villa with strong specifications can appeal to a different buyer group from a standard unit.

However, customisation does not guarantee a higher resale price.

The eventual value will depend on market conditions, supply, buyer demand, villa specifications and the exact location within the community.

The investment calculation needs to start with the debt

The AED 2.175 million buyer contribution can make the purchase look simple.

The full investment calculation is more involved.

A buyer should account for the mortgage principal, interest cost, bank fees, registration expenses and other purchase costs.

The property's future value also matters.

For example, an investor buying at AED 8.7 million should compare the eventual resale value with the total cost of acquiring and financing the villa.

Rental income can also form part of the calculation if the property is intended for leasing.

This is where the 25% / 75% structure needs to be understood correctly.

A lower initial equity requirement does not reduce the total purchase price. It changes how the purchase is financed.

That distinction is important for any investor considering a highly leveraged property purchase.

Why Wadeem Gardens?

Wadeem Gardens brings together three factors that are worth watching in Abu Dhabi's luxury property market.

First is the ADIB financing structure, which allows 75% of the purchase price to be financed under the stated plan.

Second is the Hudayriyat Island location, where major sports, waterfront, retail and community infrastructure is being developed.

Third is the sales performance of Modon New launches, which provides evidence of strong demand for premium projects on the island.

For a buyer considering an AED 8.7 million villa, the headline calculation is straightforward.

AED 2.175 million from the buyer. AED 6.525 million through the 75% financing structure. AED 8.7 million total purchase price.

The bigger question is the long-term cost of the financing and the property's value when the villa reaches completion.

That is where buyers should focus their analysis before committing capital.
