Dubai’s off-plan market gives investors many choices. But the numbers behind a project matter more than the sales pitch. Entry price, payment timing, location, rental demand, and future supply can all affect returns.
SAMANA Developers has projects starting from around AED 599,000. Its portfolio includes SAMANA South Haven, Greenfield 2, Portside, and Ocean Pearl. Each project targets a different part of Dubai’s property market.
Two features stand out across several SAMANA projects. The first is the use of private pools in selected apartments. The second is the use of long payment plans, with some plans offering monthly instalments of around 1%.
These features can help buyers manage their capital. They can also give some units a clear point of difference in the rental market. Still, investors should look at the full cost, expected rent, service charges, and local demand before buying.
SAMANA for Property Investors
SAMANA has built a clear identity around apartments with private pools and resort-style facilities. Private pools are offered in several projects, including Ocean Pearl, Portside, and Greenfield 2.
The payment structure is another part of its model. SAMANA offers payment plans that can include 1% monthly instalments. Some projects also have payments that continue after handover.
This can spread the purchase cost over a longer period. It may also reduce the amount of cash needed at the start.
However, the monthly payment should not be viewed on its own. Investors should compare the total purchase price, service charges, payment schedule, expected rent, and resale demand.
1. SAMANA Portside 2: Strong Access to Jebel Ali
SAMANA Portside 2 is located in Downtown Jebel Ali. Prices start at about AED 1.099 million. The project is close to Sheikh Zayed Road and the Dubai Metro. It also has access to Jebel Ali Free Zone, Dubai Investment Park and Expo City Dubai.
This location can support rental demand from employees and businesses in the area. SAMANA lists payment options starting with 10% down and 1% monthly payments. The expected completion is July 2029.
2. SAMANA Barari Resort: A Majan Rental Option
SAMANA Barari Resort is a 35-storey project in Majan. It offers studios, one-bedroom and larger apartments. Some units include private pools.
Majan has seen steady property activity. DLD-based data shows 4,218 registered sales in the 12 months to September 2026.
The median sale price was about AED 1,656 per sq ft. One-bedroom apartments had a median annual rent of around AED 70,000. These figures give investors a useful local benchmark.
The rental strategy should still be checked carefully. Long-term and short-term rentals can produce different results.
3. SAMANA Eden Barari: Lower-Entry Majan Investment
SAMANA Eden Barari is a 28-storey residential tower in Majan. The project offers studios, one-bedroom and two-bedroom apartments.
The wider Majan market has recorded strong transaction activity.
Apartment rents also provide a useful benchmark for new projects in the area. Current DLD-linked records show the project as a pending project registered in September 2026. Project-level sales prices are not listed in that record.
This makes price verification important. Buyers should compare the advertised price with the current unit, size and payment plan.
4. SAMANA Business Park 2: A Commercial Property Route
SAMANA Business Park 2 has a different investment model. It targets office and retail property in Majan.
DLD-linked data records the project in Wadi Al Safa 3. It has 19 floors and 174 units. The expected completion is around October 2028.
Some office transactions recorded in August 2026 were around AED 2,000 per sq ft.
Commercial property needs a different analysis. Office size matters. So do parking, visibility and tenant demand.
The project also has road access to areas such as Al Barari, Global Village, Dubai Silicon Oasis and Academic City.
